Electrical Inspection Condition Report (EICR)
This is an inspection on the condition of an existing electrical installation, to identify (in order of priority) any deficiencies against the national safety standard for electrical installations.
 
Our electrical inspection will:
- Determine the extent of any wear and tear or damage
- Discover any potential safety risks such as electric shocks
- Establish the adequacy of earthing and bonding
- Inspect the equipment for serviceability
- Reveal any poor electrical work
- Show if any of electrical circuits or equipment are overloaded
 
Electrical Installation Condition Report for Landlords and Letting Agents
Under the terms of The Landlord and Tenant Act 1985 landlords, or agents acting on their behalf, are responsible for tenants’ electrical safety. This means carrying out an EICR every five years on a House of Multiple Occupation (HMO), or at each change of occupancy, whichever is sooner.
According to the Electrical Safety Council private tenants are at a greater risk of electrical fatality and accidents, than the population at large.
